Giant £50m logistics hub to pull Dalkeith north

Buccleuch Property has set out indicative masterplan proposals for land at Salter's Park, Dalkeith, at the junction between Salters Road and the A68.

Situated opposite Dalkeith Country Park the £50m first phase investment would establish a large scale logistics hub for a major multi-national technology and e-commerce business with a 13,380sq/m warehouse and ancillary office space.

This would then open up the remainder of the site for as yet unspecified future development. In a consultation statement, the developer wrote: "It is predicted that this investment will act as a catalyst for the redevelopment and delivery of the remainder of the site allocation, by alleviating the infrastructure challenges that have prevented its redevelopment since initial allocation in 2003, to create serviced and accessible development plots in a highly prominent and accessible location that will meet the demands of the market."

Subject to the necessary approvals development could complete by September 2022.

It would be too much, I suppose, for a "large scale logistics hub" to have rail access.

The site does border a railway line - disused and converted into a footpath.
