New build neighbour to mirror B-listed Peebles manor

Proposals for a block of 14 flats within the grounds of the B-listed Kingsmeadows House on the banks of the River Tweed, Peebles, have been drawn up, superceding a 2019 application by Zone Architects.

Granton Homes have enlisted EMA to revise the previously consented scheme, made possible by routing a new access road from Kingsmeadows Road, to take account of revised flood levels and increase spacing between new build and historic elements.

Standing to the immediate east of Kingsmeadows House the proposed block is oriented to maximise views across the river and surrounding woodland and gardens and a 25 space car park.

Finished in smooth stone cladding, buff render and zinc roofing the apartments will range in size from 64 to 123sq/m with projecting gables mirroring the asymmetric form of its neighbour.

In their design statement, EMA wrote: "The building form and architecture is influenced by Kingsmeadows House. The roof pitch has been arranged to acknowledge the surrounding roofscapes of the local area and gable elements take reference from that of Kingsmeadows House."

Kingsmeadows House was itself converted to apartments in 2016.

I was struggling to tell the two buildings apart there....

Certainly not worth the loss of 50 mature trees.

A very very loose interpretation of the existing built form of the Kingsmeadow House, other than echoing the gutter line.
