Stubborn gap-site to host Gorbals landmark

Planners have handed the all-clear to New Gorbals Housing Association in their bid to make good on long-held plans to establish a new landmark for the district.

Earmarked for a significant new build from as far back as the 1991 Crown Street masterplan Northgate has remained stubbornly vacant but will now play host to 33 flats for social rent, signifying the areas ongoing regeneration on approach from the city centre.

In a statement, planners wrote: "The format of development proposed, whilst taller than the established datum of the wider area, reflects the intentions for the site to deliver a landmark building. The proposals have been appropriately scaled for its immediate context and have been designed to suitably respond to all public vistas.

"The proposals will follow the established building line on Crown Street, which will ensure that adequate separation distances are achieved between opposing residential windows without any adverse impacts on daylight for neighbouring flats.

"Whilst the properties will be marketed as not having car parking provision, should any car parking demands arise, these can be accommodated in the associations existing private parking supply without any adverse impacts for their other residents."

Finished in buff brick the Page\Park designed properties rise to a literal 'crown' of monopitch roofs, affording elevated vistas to the city.

The Northgate site was designated as residential community open space between 2007 and 2010

Not the best renders but that looks like another nice addition. Lets hope ngha move on to the coop carpark and the big wastes of grass next to the college next!

I've updated the images, there have been a few slight amendments since last year. Namely a stepped brick pattern added to the south and east elevations.

Looks good, but think another couple of floors might have made a more imposing statement for a wayfinder?

I quite like this. Understand #3's comment on additional height but think this is probably as tall as you'd maybe want to go in the Gorbals before it started feeling like it shouldn't be in the Gorbals!

A good looking addition ro a prominent site....now if we could only get the city council to plant a line of trees on the central reservation of the oversized road the area would sing...
