Edinburgh office proposal puts businesses in the fast lane

Meta Architects have come forward with plans to build a replacement office block at Edinburgh’s Dewar Place Lane, to better cater for local businesses.

Situated in a conservation area the build will replace an unlisted stone coach house style property with a dark grey brick cube decorated with bronze panels.

Outlining the proposed concept meta wrote in a design statement: “The concept centres around creating a simple but distinctive ‘object building’ that adjusts the visual focus of surrounding environment onto the lane rather than the rear-end/ service backdrop of the hotel and office developments. A three storey volume would provide a strong enough presence to tune the eye to the street whilst not detracting from the two storey mews opposite on the south side of the lane.

“Materials would be robust and distinctive albeit familiar- dark brick is favoured. The architectural expression of the building should be simple, elegant and not fussy.”

Six distinct office suites would be formed within the resulting build with the option of housing a single tenant.

The offices would form a 'warehouse-style' landmark for the lane

Whilst the coach house may be unlisted it is considerably nicer than what they are proposing and fits in with the design we see down many of Edinburgh's lanes.

This is essential just a box, with no roof and large windows which isn't exactly inspiring.

Thankfully I'm old enough to remember when being an architect could be an interesting job. It must be soul destroying 'having to' churn out grim, grey stuff like this.

Design discussion apart....it’s sitting directly above the Waverley-Haymarket tunnels.
I’m sure the engineer said it would be fine.

Is there a basement on this office development.
