LBA lead the charge for 11 Water of Leith homes
Northumberland Street Properties and LBA have drawn up plans for the erection of 11 apartments on Edinburgh’s Warriston Road, overlooking the southern edge of the Water of Leith and replacing an unlisted stone cottage and linked modern offices.

Situated on the cusp of the Inverleith conservation area the latest application for the riverfront site follows an earlier consent for 10 flats and will be finished in a combination of brick, zinc and timber.

In their design statement LBA wrote: “A new garden area to the north-east corner of the site creates a welcoming entrance and additional greenspace to Warriston Road. Over 20% of the site will become new useable green space for residents and provide an attractive setting for the new building.”

Spread over five floors with a ground level car park the scheme will include an entrance garden, first floor terrace and balconies to each level.

What a shame to lose the pretty little stone cottage that currently sits on the site. It's good a deal more character than this boxy, by-the-numbers replacement.

Has this been montaged into the wrong site? it’s a pity about the bland, low quality architectural context, although the proposal feels still feels utterly incongruous... and forced.
