Rent freeze prompts student shift at New Waverley

Vita Group have opened consultations for a mixed-use development at Edinburgh's Waverley Station comprising student and affordable housing, as well as community and commercial space.

New Waverley North forms part of the wider Caltongate masterplan on land east of Sibbald Walk, which has permission in place for build-to-rent apartments (withdrawn following the introduction of a rent freeze), which forms the basis for the current scheme.

Billed as a viable alternative use for the site the latest plans conform to the building envelope of the consented development with a large C-plan building housing student accommodation framing a smaller block of affordable housing to the east. A ground floor commercial unit will round off the accommodation mix and help to activate the Calton Road frontage.

Inheriting a varied roofscape from the earlier scheme the project, by Comprehensive Design Architects, also keeps a private courtyard and three-storey townhouses and removes basement parking below a podium courtyard.

A further consultation is due to be held on 19 June with a planning application following in July.
