80 student flats to strengthen Union Canal frontage

Rundown canalside workshops at 12-18 Lower Gilmore Place in Edinburgh are to be demolished in favour of 80 student apartments.

Rising opposite Vastint's under-development Fountainbridge masterplan the work will further the area's residential transformation, with work beginning on a neighbouring student building earlier this year.

ADP Architecture proposes to emulate the scale and style of this building to establish a formal frontage to the Union Canal the car-free build will establish a continuous frontage of pitched gables and feature setbacks.

In a design statement, ADP wrote: "By referencing the roofscape and fenestration of the development to the east a canal-side residential aesthetic is extended to the Lower Gilmore Place frontage.

This façade activates the neglected streetscape with feature ground floor amenities, glazing, setbacks and inhabited units with views out to the canal and over the street, enlivening what was a long-neglected streetscape.

"The proposed design draws upon the existing development by continuing this rhythm of the façade, with the introduction of vertical setback sections and visual breaks allowing the scheme to be read as both a harmonious development and a sequence of multiple frontages along the canal side."

New pend access will provide access to rear amenities including gardens and a covered bike store.

As a reminder, before anyone comes in complaining about yet more student accommodation, the original (and I think second) proposal for this entire row was for general homes, and the locals fought it bitterly.

Happy to see that the canals are being developed. This area is such an asset to our city, and this project will bring life to the canal front.

The canals really should be a living space. With the last days’ weather they could freeze over so we could skate on them. However, I dream of the summer when we can all go down and enjoy sitting by the canal side, enjoying a cool beverage. Hopefully without seeing any graffiti or dead rats in the water.

The drawing really inspires a bright future.
