New Fountainbridge office block rounds off phase one build

Vastint Hospitality has achieved practical completion for circa 60,000sq/ft of grade A office space at New Fountainbridge, Edinburgh.

No2 Freer Street forms part of the first phase of the canalside development which also includes a 262-bed Moxy Hotel, retail and public realm.

Designed by 3Dreid Architects alongside main contractor McLaughlin & Harvey and project managers HD Property Consultants the build achieves an EPC 'A' and BREEAM 'Very Good' ratings with all floors featuring openable windows, variable refrigerant flow air conditioning and a 'band raster' ceiling system to simplify partitioning and lower fit-out costs.

Chris Jetten, development manager at Vastint, added: “This project represents the regeneration of an important city centre brownfield site which has sat vacant for ten years. With the delivery of the office building at Freer Street, phase 1 is now complete. The start of the construction of phase 2 is planned for this summer. It will deliver new homes to provide high quality living over a variety of property types including townhouses, single-storey and duplex apartments, and penthouse suites with rooftop terraces.

“It is a special location steeped in history. Located between the main business district, Union Canal and Bruntsfield and the Meadows, there are a host of amenities. It is surprising how well the different functions work on this site, the aim is for them to reinforce each other to create a vibrant destination for working, living and enjoying.”

Forming part of a broader masterplan of new paths, roads and green spaces connecting Fountainbridge to the Union Canal the development precedes a further mix of build to rent residential and a mix of units for business, retail and social enterprise.

Super happy to see that the next phase is still going ahead - I've been very concerned that Covid would cause more wobbles.

Also, discovered last week that the Moxy next door has a rooftop bar, the views are quite something.
