Canonmills yard to host 210 New Town student flats

CA Ventures with Optimised Environments, Fletcher Joseph Architects and Scott Hobbs Planning have opened a public consultation into proposals to redevelop a former yard in Canonmills to provide student accommodation.

72-74 Eyre Place has been earmarked for a 210-bedrooms spread across two buildings, the larger fronting the main road and a smaller scale three-storey block fronting Eyre Place Lane to the rear.

In a materiality statement, the architects wrote: "Stone will be used to formally address the north street edge to Eyre place. This will link into brick as you progress through the site ending with the mews building using a complimentary lighter brick to help define the two masses."

Utilising top floor setbacks to minimise intrusion on the New Town Conservation Area the development backs onto King George V Park with all homes looking out onto a linear park incorporating an outdoor work station, arrival courtyard, gardens, SUDS drainage, a patio and lawn.

A feedback deadline has been set for 16 March with the submission of a formal planning application expected to follow later in the spring.
