Bellgrove Meat Market masterplan kicks off with delivery of 252 homes

Glasgow City Council has awarded grant funding towards 252 apartments for mid-market rent on the site of the former Bellgrove Meat Market.

Standing at the junction of Duke Street and Bellgrove Street the £42.629m apartment block is to be delivered by Home Group using a mix of public and private finance. Flats will be split across four blocks ranging in height from four to six storeys with one ground floor commercial unit at the corner.

The project forms part of a broader meat market masterplan funded by the Glasgow City Region City Deal which will retain B-listed sheds as 8,000sq/m of flexible commercial space.

Councillor Kenny McLean, commented: “The building of so many affordable homes in what is a fantastic location will be a key stage of the wider transformation of the historic meat market site. We can look forward to this development playing its part as a catalyst for the regeneration of this part of the city, with these flats becoming home to a wide range of people and families.”

CCG will commence construction of the JTP design in January for completion by spring 2023.

The corner looks great. The middle bits look a dull . Something needs to break the stark transition between the bricks and the cladding. Caryatids perhaps?

So please to see this great scheme getting off the ground. A pretty good effort as new developments go, and will go a long way to Duke Street having a continuous urban edge from central Glasgow all the way out to Shettleston Road. One by one the east end gap sites are filling up. Good work.

£170K per unit build cost -- somebody is onto a nice little earner.

Badly needed to complete the area and draw Dennistoun towards the city centre but the finances are not of the real world.

Plus so much for mixed income neighbourhoods if the focus is on low and moderate incomes. Surely they should be encouraging a wide range of occupants to make the most of the site and location.

It would be an interesting exercise to see where the new occupiers are moving from.

As it appears to be a mix of social rent and private rental, I would imagine a mix of local people on lower incomes and young professionals from other parts of Scotland or further afield moving to the city for work or to study.

What is a lower income in this context?
If they are flats then they are not mainstream family homes.

Or at least family homes for families with children in secondary school.

What will be the rent -- £400 pcm / £600 pcm?

So £400/£600pcm is the mid-market now? My bet was on £700/£900, having anything above up-market values. Happy to see this corner finally covered, but don't jump too high - plenty of north-facing windows, next to the busy street corner. Might fuel the Dennistoun gentrification a little bit though. Also, the sheds behind is a separate plot, not in this scheme.

I lived in Duke Wynd 7 years ago (old mill building), our rent for a 2 bed was £550 a month. We rented privately but our landlord was the housing association. In the development there were also housing association tenants and privately owned flats. It was a great place to stay, with parking and a nursery as well. Having a quick scan on Rightmove and the rent for a 2 bed in Dennistoun seems to be £695 now.

Why are flats not mainstream family homes? There are plenty of families who live in apartment dwellings in other inner city areas of the city. I would say that the £700-900 figure is more likely in this instance.
