B-listed former hospice lined up for holiday rentals

Strathedin properties and CM Architects have brought forward plans to convert the former Prince & Princess of Wales Hospice at Portland Place, Glasgow, into holiday let accommodation following the charities relocation to custom-built premises at Bellahouston Park.
This work will entail conservation of the B-listed terrace together with demolition of modern extensions to the rear and the addition of a four-storey contemporary extension behind a sandstone façade and recessed contrasting brickwork, repairing the street edge.
A raised ground floor has been specified to enhance privacy with a ‘corner feature’ to South Portland Street. Entrance off Carlton Place will be retained.
The terrace itself will be sensitively refurbished with a minimum of structural interventions and retention of period features.
A single storey café/bar will occupy the newly configured rear courtyard.

A pleasant design that works with the streetscape. I would have liked the balconies to project further into the street to allow them to be used for more than a potted plant (people like outdoor space) and to give an element of shelter for the public below (it is a rainy city).

An impressive and sympathetic addition to an iconic terrace. Nice to see some top-quality architecture on display.

Nice building! The lintel to the 1st/2nd floor window look a bit curious. The raised ground floor seems to have left it looking a little mean facing to the street.

Yes, and however seductive it looks on plan that is the wrong place for it.
How much better the scheme would be if, on plan, the cafe moved over to the east so it directly addresses and spills out onto South Portland Street.
That way, instead of a rather defensive and unhappy looking street elevation for the ground floor (something which, unfortunately, happens quite frequently on the 1970s buildings within the vicinity) you get a decent bit of active frontage addressing and re-animating South Portland Street while giving the cafe’s clientele a chance to overlook both the suspension bridge and the Clyde - a lot better than a view out over a pretty ordinary back court.
Once New Laurieston and the linear park on the South Portland Street / Abbotsford Place axis is built this will be a major walking route into the city centre from the Southside so it would be good to see this being reinforced.
Hopefully, Elder & Cannon will be tackling this issue as part of their new masterplan for this part of Glasgow.
