Villa consolidation to cater for modern family living in Morningside
June 11 2025
The City of Edinburgh Council has awarded planning consent for the enlargement of a semi-detached Victorian villa in Morningside.
The wraparound ground floor extension would replace the existing ad hoc extension and garage with a new opening formed within the original home to provide a seamless connection. Combining a garage, gym and kitchen/living space the new addition will open onto a large patio.
Faced in stone and blackened timber-effect powder coated aluminium the contemporary extension will step down in height toward the neighbouring property.
In a statement, DSArchitecture told Urban Realm: "Replacing a series of disparate and unsympathetic additions to the property made over recent decades, the new single storey addition seeks to consolidate and augment the existing house to provide a new family centric heart to the home.
"The extension is inspired by mid-century design principles, including the arrangement of layered roof planes anchored between three key monolithic stone elements, visually grounding the extension and connecting the new addition to the original house. Large format glazing helps to create a connection with the south facing garden where there was no such connection before, all while inviting natural light deep into the plan."
Internal alterations include reconfiguration of the staircase to open up the second floor landing, subdivision of a first floor reception room and a widened driveway.
