Revised Bruntsfield villa extension takes a backseat to appease planners

Hackland + Dore has submitted new plans to extend a C-listed Bruntsfield villa after previous attempts to obtain planning were thrown out by Scottish ministers on appeal.
Previously subdivided into flats and with an existing sandstone extension dating from the 1990s already in place the latest plans call for the creation of an additional storey of accommodation in contrasting metal cladding at 13 Chamberlain Road.
Hackland + Dore have sought to answer previous criticisms by orientating to the rear of the property with recessed roof additions to minimise intrusion. In a design statement, outlining their revised design the architects wrote: "The proposal has been significantly revised by reducing its scale, primary orientation and reconfiguring its relationship to the existing extension. The extension is now focussed to the rear of the property, with the volume recessed away from the front elevations of both the villa and existing extension.
"The front elevation has been further simplified, being viewed externally as a mansard roof to cap the existing exten-sion. A glazed recessed section acts to provide a visual delineation to the gable of the existing villa with a sharp interface between the existing and proposed elements. The simplified form allows this to be a clearly subservient roof addition, avoiding the impression of a two-storey extension.
"The rear elevation uses simple vertical language with elements of folded metal to emphasise the generous openings onto the garden space."
The existing masonry extension will be left otherwise untouched.
