Spiral stair takes Edinburgh's St Andrew's Square to the next level

A pair of listed Edinburgh townhouses, both subject to post-war facade retention schemes, have been remodelled and updated to cater for the constrained supply of grade A city centre floor space in the city.
MLA Architects and Ardstone Capital, acting on behalf of CBRE, has fully refurbished the building, including a reconfigured rooftop to provide 48,200sq/ft of accommodation.
Open plan workspaces centre on the dramatic upper levels with the upper two floors connected by a new spiral stair after being fully rebuilt and extended. With access to a roof terrace, this attic space makes the most of city views and is joined by a rebuilt reception area which has already drawn law firm Addleshaw Goddard as tenant.
Craig McDonald, managing director of Ardstone Capital said: “The aim of the 24 St Andrew Square redevelopment is to deliver best in class office accommodation which meets the needs of progressive modern occupiers and Addleshaw Goddard’s commitment to pre-let the majority of the building is a fantastic endorsement of the project.”
The all-electric building has a BREEAM ‘Excellent’ and EPC ‘A’ rating with the reuse of existing materials estimated to have saved over 5,000 tonnes of carbon.
