Leith Walk office refurbishment wins planning all-clear

A major office refurbishment project at the head of Edinburgh's Leith Walk has received the all-clear from planners, heralding the start of a new era for Calton Square.

Ardstone Capital and Sheppard Robson have been granted conditional approval for an extensive remodel of the existing building, stripping it back to its structure to deliver 200,000sq/ft of low carbon office space and tenant-friendly features.

New additions will include roof terraces, a co-working area and a voluminous interior atrium that will also be put to use as an auditorium and events space.

Craig McDonald, principal and managing director of development manager Ardstone Capital said: “With the lack of supply of high-quality office in Edinburgh looking set to continue there is much confidence around the project. Aiming to deliver the highest environmental performance standards and the lowest possible carbon footprint, we expect to deliver an exemplar office building, which will serve the occupiers, investors and the Edinburgh community well into the future."

Targeting a BREEAM Outstanding rating the project will repurpose existing material where possible to hit sustainability and net zero objectives.

It's not on Leith Walk; it's on Leith Street, and is arguably "city centre", being just a couple of minutes' stroll from the site of the city's former main post office.

Is this homage to the rear of the Apex Hotel on Calton Hill (seen further up Leith Street in the visualisation) as it has a 60s office building feel to it?

This building is 25 years old - is the façade really so difficult to improve that it all needs to be removed? Whatever the opinion of the original design, it is a waste of acres of stone if nothing else. Retaining only the structure is not "low carbon", its just a bit less wasteful of carbon.
