Merchant City office block set for aparthotel conversion

A former tax office designed in 1998 by Piers Gough of CZWG is to be converted into a 143-bed aparthotel under plans filed by CDA.

Cotton House at 7 Cochrane Street has been taken on by the Parklane Group which will retain the building's distinctive identity of precast 'ships prow' capitals capped by crows nest balconies.

Key moves include opening up a generous 5m tall ground floor to provide a new active frontage of open plan dining hall, gym and social spaces, with a new mezzanine level providing co-working desks. A fifth-floor terrace meanwhile will be repurposed as an outdoor amenity space for pop-up events.

A new entrance will also be created on Montrose Street to cater for an integrated commercial unit.

In a design statement, CDA wrote: "A key factor due to the existing building is ensuring we keep the fenestration clear and walls to line up with either side of windows. The one exception to this is the large expanses of curtain walling to Montrose Street where we propose to line windows up with the existing mullions. We will then incorporate a mullion seal to create a precise, considered detail which will be architecturally pleasing from the outside and meet all acoustic and fire regulations."

Back-of-house facilities and electric cycle hire will be provided in the basement along with electric charging points for six vehicles.

This should have been listed by now. Lets hope that the alterations are sympathetic.

Aparthotels were a thing in Switzerland in the 1960's. It's taken a while to work its way north.

An excellent use for redundant office buildings - more of these will be popping up as older buildings become uneconomical to refurbish and relet.
