Leith apartments switch emphasis from scale to sustainability

Updates to an existing planning consent for a major build to rent scheme at Albert Dock, Leith, have been filed - complete with a rebrand from Skyliner to Dockside.

Ditching the 'generic' previous name to de-emphasise a height increase the new approach by 3DReid Architects incorporates a feature roofscape on the two taller blocks and a doubling of the proportion of open space to the west of the site by switching from paving to planting.

Other amendments include slashing the number of parking spaces from 71 to 18, including the conversion of an undercroft area for cycle storage. An access road has also been reduced, with barriers preventing access to private vehicles.

Explaining the need to redesign their 2019 consent, the applicant wrote: "This scheme reflected a design that Goodstone Living has since moved on significantly in terms of energy and sustainability credentials, materials and our resident amenity offering."

Planned changes include an additional five storeys of accommodation to the tallest western block, permitting an additional 42 build-to-rent flats and a rooftop pavilion to be built. A covered walkway will also be introduced to the neighbouring tower.

Yet another run through the VE machine. Elevations at this height need sculpting / articulation. No joy in these buildings. Waiting for the next application - coloured render.

Seems absolutely mad that in 2023 Edinburgh still apparently has no planning policy requiring new flats to have balconies.

Ye Gods, this is just crashingly ugly, pure and simple. I thought we'd learnt lessons after the 60s and 70s but still there appear to be people who are prepared to prostrate themselves at the alter of Soviet 'style'. How can you create a sense of place with these four, ruddy great prison blocks? Only cyclists need apply.
