Community-centric phase one Ocean Terminal application hit planning

Detailed planning consent is sought for the first phase of a £100m overhaul of the Ocean Terminal shopping mall in Leith.

Detailed plans by Keppie Design with LDA on behalf of the Ambassador Group seek to reimagine the 20-year old retail complex as a community-focused facility by demolishing the north wing of the current building to establish a new outward-facing frontage defined by new retail, leisure and public realm.

Chris Richardson, managing director of Ambassador Investments, said: "There is a real understanding that the centre needs to change and our vision that maximises the centre’s unique waterfront location and fully embraces sustainability best practice has resonated strongly with those we have met.

“The proposed redevelopment will happen carefully in distinct phases to ensure a smooth realisation of the vision. That includes a focus on continuity and consistency for existing tenants and other users of Ocean Terminal, while plans are put in place.”

Phase 2 plans, which include delivery of housing, commercial space and a waterfront walkway, are due to be filed later in the spring.

Someone needs to explain what "Community-centric" means, looks like more of the same c**p to me...completely blank facades and no animation of the pavements/edges at all

More garbage. It is not 1990, although you’d question it in Edinburgh.

Sustainability achieved by demolishing the north wing?

New housing? How many or what proportion will be available for social rent?

Awful awful awful. Why replace dire, soulless, depressingly bleak and inaccessible underused 90s retail model with dire, soulless, depressingly bleak and inaccessible underused, 2022 retail model? Demolish the entire elephant and don't make the same mistake again!
