Farmhouse & office proposed for Kirkliston woodland

Fleming Homes, specialists in self-build timber frame houses, has filed plans for a three-bedroom farmhouse and office at Merryhall Farm, Kirkliston on behalf of RM & JF Seed - a family-run contract farming partnership.

The designated countryside site on the western boundary of Edinburgh City Council's jurisdiction is justified by a rural business supporting statement outlining the agricultural requirement for a farm manager's residence. Occupying a 0.28ha site some 560m north of existing farm buildings, the property will be accessed by a private farm road at Carmelhill Wood.

With a gross internal area of 166sq/m the single-storey home will be joined by a detached office providing a further 39sq/m of accommodation comprising meeting rooms and desk space.

In a planning statement the applicant wrote: "Due to the proximity of the farm steading buildings to the M9, as well as the industrial nature of the work that takes place in the steading, it was key for the amenity of the residents that it was not located adjacent to the sheds.

"The proposed site is a suitable distance from the farm buildings and motorway to prevent the occupants from being disturbed by excessive noise, dust, and fumes, whilst also maintaining a clear line of visibility to the buildings and the main access to the steading. The site is also a similar distance from the motorway as the neighbouring properties at Humbie Farm."

Timber cladding has been selected for the southeast elevations to respond to neighbouring mature woodland with remaining elevations finished in white wet dash render under a slate roof.
