Student flats bring a splash of colour to a brownfield Edinburgh site

A plan for new student accommodation at 36 Russell Road, Edinburgh, has entered a second consultation round.

Ardent Group is preparing the ground for a formal planning application next month when it will file formal plans for the brownfield west end site.

Working with 7N Architects the team will replace the former builders' yard with an L-plan block that activates the street and frames a tiered rear garden. An open ground floor will permit through views from Russell Road directly to the garden.

Employing a setback green and blue roof to break down its massing the 7-storey project will offer 182-bed spaces arranged as cluster flats of 6-8 en-suite bedrooms around a shared living, kitchen and dining space. The top storey is reserved for single occupancy studio rooms with a private kitchenette.

A splash of colour will activate the blank gable, pending the adjoining development, which will bear the Russell Yards branding.

A start on site could be made in January 2027.
