 Rival student towers set for Charing Cross face-off

A student housing developer has obtained funding to progress an 18-storey tower on Glasgow's India Street.

Vita Group has secured £100m from Eldridge Real Estate to progress the venture, in the shadow of an even larger 36-storey tower, to house students at the University of Glasgow and Glasgow Caledonian University.

Groundworks are already underway for the Sheppard Robson build, which is expected to be completed by July 2027, with McAleer & Rushe serving as developer and main contractor.

John Cole, global head of real estate credit at Eldridge Capital Management said: “The UK has gained nearly half a million full-time students since 2012, and today there is only enough student housing for approximately 50% of them. This development, and our continued partnership with Vita, takes a meaningful step toward addressing the pressing need for high-quality student accommodation, and furthers our commitment to this rapidly growing marketplace.”

591 studio flats from 18 to 29 sq/m will be offered together with amenities such as a gym, cinema, games lounge, and dedicated study areas.  

 A separate outbuilding is planned for Elmbank Street Lane housing electrical and mechanical equipment and a backup generator.

£100mill spend for 600'ish student units described as studio plats starting at 200sqft.

The rent levels in 2027 must be heroic to get this little number to wash its face given the running costs.

It all looks very top of the market.

The canyon effect that elected members were worried about at New Wynd last week are surely manifest here and that first image shows it quite well. I'm guessing that would be about 10, maybe 11am. What it doesn't show is the shadow cast by the Scottish Power building which will be there from 10am until early evening when the shadow cast by the Ard development takes over.

This will be a pretty dreich and dull street and the rear amenity garden will only get sun early in the morning and only for a couple of hours. BRE guidance seems only to consider (or prioritise ) the overshadowing of other buildings and not the spaces they subtend or streets that they bound.
