Full rebuild to elevate a Portobello bungalow

An unassuming Edinburgh bungalow dating from the 1970s is to be elevated by a first-floor extension as part of a comprehensive remodelling at the hands of Smith Scott Mullan Associates.
5 Seaview Crescent near Portobello is described as having an inefficient floor plan while failing to make the most of elevated views across the Firth of Forth.
To remedy this the architects propose extending vertically to create a first-floor living space, partially set back in a concession to neighbours. This will be accessed by a new stairwell pushed out to the site boundary with the knock-on benefit of eliminating unnecessary hallways.
In a design statement, the architects wrote: "This adjustment improves the internal flow while maintaining as much of the original wall structure as possible. Raising the ground floor level to a uniform height and increasing ceiling heights creates a more spacious, functional living area.
"The first-floor extension will serve as a private residential space for the owners, offering views northward above the seaside terrace tenements. This addition has been thoughtfully massed to blend into the landscape, ensuring it complements rather than dominates the street’s character."
Finished in render, brick, timber and zinc the modern build incorporates a low monopitch roof to minimise visual intrusion.
