'Critical' Cathcart housing shortage prompts infill homes

Cathcart & District Housing Association is addressing an undersupply of homes in the locality by replacing redundant lock-up garages at 47 Craig Road with flats.

Assist Design has drawn up plans for eight apartments on the constrained site to make a dent in its housing waiting list, now at 1476, more than double the 730 applicants it had in 2021. With just 600 properties on its books, the association considers the situation 'critical'.

A four-storey apartment block for the triangular site will take its cue from an adjoining tenement, offering residents access to shared amenity spaces to the front and rear.

Outlining the design principles behind the development Assist wrote: "The street facing building line is level with the adjacent tenement, however, incorporates two setbacks in the massing: one to avoid interfering with the tenement's corner bay window, and another to prevent overshadowing of the neighbouring villa.

"This design allows the development to serve as the 'end piece' to the urban block, maintaining harmony with the surrounding buildings while providing space for parking and a landscaped garden."

Each apartment will include a private sheltered 'sun room balcony' to maximise year-round daylight.

How do eight apartments "make a dent" in the 1476 waiting list?

It's half-a-percent. All they need now is another 200 developments like it.
