Student switch tabled following hard-won Otago Lane flats consent

New student housing plans have emerged for a contentious gap site in Glasgow's West End following a hard-won planning consent for residential apartments obtained last year.

Ian Springford Architects (ISA) has now come forward with fresh plans for a 0.28-hectare site overlooking the River Kelvin at Otago Lane, building on the approved plans from Queensberry Properties and jmarchitects.

The steady-as-she-goes approach retains the three-block form and materiality of the previous scheme while reorganising interiors to suit the use change.

In a design statement, ISA wrote: "It is proposed that the purpose-built student accommodation (PBSA) development mirrors the external envelope materials of the consented development.

"The simple palette of brick and precast envelope of the consented application is replicated for all three PBSA blocks. As with the previous development, a light textured brick is proposed for the main facade above the first floor level with a contrasting slightly darker mortar to the brick of the base plinth."

As before the landscape design is to be delivered by RankinFraser with a brief to connect Otago lane to the River Kelvin.

Not surprising at all! Can only hope another block is put onto it in light of this development!

Let's be honest.
They were never going to be residential apartments , were they?
The site is right beside the University of Glasgow. What the developers wanted was the planning permission because there would be no caveat put on it by the planning department of Glasgow City Council or whoever gave them permission.
It's not going to be pretty when the student apartment bubble bursts and these developers hold large tracts of land in the city holding the city to ransom when the city then needs the land back to actually build residential accommodation.
