Ruchazie flats return after an earlier dismissal

A bid to demolish a vacant Ruchazie office building to erect 12 affordable flats for Thenue Housing Association has taken a fresh turn with a new planning application from SIM Building Group and Allison Architects.

The latest plans detail a four-storey block of mixed brick and follow a refusal for a previous 2022 proposal as its "... scale, massing, fenestration detail and materials are of poor quality..."

Returning to the drawing board the same team hope to find better luck this time around by replacing composite cladding boards with brick.

Explaining their design philosophy Allison Architects wrote: "The proposed development does not try to mimic any one particular style and instead endeavours to provide a high-quality design that uses locally sourced materials and finishes that are sympathetic to the surrounding properties and compliment them while providing good quality homes that meet the current standards in terms of accommodation, natural daylight and space."

Situated at the junction of Ruchazie Road and Gartcraig Road the build includes an 8-space parking court and 500sq/m of communal amenity.

Glad to see cladding is now brick, composite cladding is cheap and nasty!

Wow! What an improvement from the original scheme! The variation in brick is pure artistry, and is that anthracite grey cladding used at the corner windows? Really makes the whole façade pop! Wouldn't be too keen on living there though as it looks like there may be a pigeon infestation :/
