Student demand sparks a shift in Glasgow's office core

A structurally unsound office building at 249 West George Street in Glasgow is to be demolished as part of moves to deliver purpose-built student accommodation (PBSA).

Courie Investments with Mosaic Architecture & Design propose 147 studio apartments for the £30m build, which is targetting a BREEAM 'Very Good' rating, after concluding that demolition was the only option.

Mosaic director Neil Haining said: “The design of this new development has been carefully considered in response to the site’s immediate context. The proposed massing and facades harmonise with the existing heights and rhythms of the buildings on West George Street and Blythswood Street, blending in with the neighbourhood’s architecture.

"We believe that this PBSA will help re-populate the city centre and provide a new use on an under-used site.”

On-site amenities will include a south facing landscaped terrace to the rear with two smaller roof terraces providing opportunities for exercise, study and relaxation.

The image surely can't be right, it looks far too well considered for the current tranche of proposals Glasgow.

Bit of a shame that the embodied carbon in the existing building will be lost but well done to Mosaic and team for designing something that genuinely respects the massing and character of the area.

Very poor effort.
Stepped arrangement does not work.
The previous design is much more engaged / at ease with its surroundings.

Still time to fix it -- pretty basic stuff.

I like this. But the couple waiting to cross the road look around 7 feet tall.
