Popular Cathcart pub is back in the firing line with fresh flats bid

The developer behind plans to demolish a popular cathcart pub has returned with fresh plans following the rejection of an earlier application by planners.
The White Elephant was due to be demolished and replaced by 20 apartments and a convenience store, only to be refused consent for the 'poorly designed' scheme on the grounds of 'overdevelopment'.
In throwing out the previous application the planners wrote: "...the proposed development would be an overdevelopment of the site resulting in flatted dwellings with adversely affected amenity, including single aspect flats which fail to demonstrate amenity which is similar, if not better than that of dual aspect flats in the local area. The proposal is overdevelopment of the site and is therefore poorly designed and inconsistent with the six qualities of successful places."
Now the applicant has returned with a fresh design from Portsmouth-based PLC Architects which reduces the number of apartments to 12. Utilising red brick the latest approach includes a children's play area and gardens; including an insect tower, allotments and visitor cycle storage.
31 parking spaces are also provided, including 15 customer spots, with properties now dual aspect with access to private balconies.

2. If 1 is now accepted then the developer should double at least the number of flats to be built and proceed.
3. The developer should not listen to any complaints as there will never be a demand from the council to force the developer to keep to the agreed plans.
This seems to be the algorithm the developers run to.
