'Defurbished' New Town offices to transform a George Street property

The refurbishment of a prominent office building at 114-116 George Street, Edinburgh, has begun with the promise of 35,000sq/ft of new Grade A accommodation by September 2023.

Bankrolled by abrdn, to designs by Morgan McDonnell, New Clarendon will embrace the current vogue for defurbishment by stripping back the interiors to bare brick and concrete, leaving services such as vents and pipework exposed.

New additions to the property will include twin roof terraces and a second-floor balcony positioned to make the most of open views towards Edinburgh Castle and the Firth of Forth beyond. Existing parking bays will be replaced by cycle stores, shower facilities, lockers and a games room.

Accommodation ranges from flexible leases on the lower ground floors for tenants seeking 'plug 'n' play spaces, while the top floor is already under offer to a prospective tenant.

Toby Withall, office agency partner at Knight Frank Edinburgh, remarked: “New Clarendon will provide much-needed high quality, modern space that caters to occupiers’ priorities and ESG requirements – particularly wellness facilities for staff and sustainable property.

“There has been an acute lack of new office space coming through in Edinburgh city centre since before the Covid-19 pandemic.”

A BREEAM 'Excellent' score and an EPC 'B' rating are targeted for the building.
