New homes to build connections with Lochend Park

Proposals for a major residential development in the Lochend district of Edinburgh, near Easter Road stadium, have been drawn up by EMA Architecture & Design.

A 0.2ha brownfield site at Lochend Butterfly Way will accommodate 34 homes, an increase of 10 from a prior 2017 approval, which was stalled by the pandemic.

Bringing forward an entirely new design the applicant proposes to create a gateway to Lochend Park by completing the urban block and introducing an active travel route to the Restalrig Railway Path. Two small townhouses in a separate building to the south will also diversify the variety of accommodation.

In an architecture statement, EMA wrote: "Projecting balconies will define key corners or façades with ground level features activating the streetscape. Regular window positioning creates bays, emphasising verticality of the elevations whilst soldier course detailing is used to create horizontal bands in a similar manner to the stone detailing of nearby tenements.

"Protruding brick detailing is used at the lower two floors of Block A to ground the building and add depth to the facade."

Both buildings will be finished in a palette of multi-tone brick with bronze window frames and metal balconies.

What's happened to roofscape design recently? In the fairly recent past Edinburgh flats tended to set the roof back with different cladding treatment (see the neighbouring block for an example of this) to allude to the traditional appearance of an Edinburgh roof. This approach was pretty successful in the streetscene I thought. Moving to plain flat roofs seems a retrograde step but now seems prevalent. Am I missing something?
