Tweaks to New Town mixed-use block help respect the neighbours

Morgan Architects have returned with updated plans for a mixed-use development of 49 flats and three commercial units at 108 - 116 Dundas Street.

Acting on behalf of MMMARS Dundas the practice has accepted criticisms of a previous application relating to an overly prominent corner bay and the negative impact on a neighbouring property.

Addressing these directly Morgan has pushed back the cantilevered facade on Fettes Row and extended stonework to ground level to align with the street wall. A similar retreat of the north wing on Dundas Street will preserve the outlook from south-facing windows in its neighbour.

Outlining the design and form of their chosen approach the architects wrote: "The building volume is conceived as two separate forms with the introduction of a break on Fettes Row. The design of the Dundas Street block takes its lead from the Victorian tenements which form the northern section of the city block fronting Dundas Street. The introduction of a defined ‘plinth’ with large format glazing at the ground floor reflects the street level commercial element of the adjacent Victorian buildings..."

A 'vertical break' between Dundas Street and Fettes Row is used to define the main entrance to the apartments and a setback glass and aluminium has been split into distinct elements to evoke traditional chimney stacks.

To make room for the development Centrum House, designed in the 1980s by Hugh Martin & Partners, will be demolished.

Kinda bland and a missed opportunity to sort out the bottlekneck of bins on the corner of Fettes Row with a bit of a chamfer to the massive lightwell.
