44 self and custom-build homes to seed a new Dunblane community

Planning permission in principle is sought for 44 self and custom-build homes in Dunblane to satisfy the growing demand among occupiers to have a greater say in the design and layout of their homes.

Grazing land at Kippendavie Mains on the eastern extremity of the town to deliver a variety of retirement and family accommodation together with a neighbourhood hub.

A design code governing the development has been prepared by the Kippendavie Group Trust, a family enterprise which owns and manages land around the town, to balance the needs of housing and ecology.

Working with Alastair Forbes Architects and landscape architect Benton-Scott Simmons the linear development will be arranged off a new access road with three clusters of development arranged around a separate focal point. Comprising a mix of apartments, terraces, semi-detached, detached and bungalows the masterplan seeks to seed a diverse community through the delivery of a broad range of phased accommodation.

Setting out the parameters of development the code calls for the exclusive use of brick and timber for external walls with a suggested colour palette including dark bronze and red tones - enforcible by a title condition on the plot and house.

Intentions are good.
Execution is bad.
Too many typologies.
Too few variations.
Terrace housing in a 'semi-rural' environment without the context backing it is confusing.
A closer look at the housing case studies referenced in the Supporting Doc. could've solved some problems here. Having a closer look at the 'Kingo House, Jørn Utzon' example and how the variations play with the spaces (particularly the kitchen/living relationship).

This would be significantly detrimental to the current beautiful natural landscape as existing today.
