HFD has released updated visualisations of a flagship 313,000sq/ft office block at 177 Bothwell Street, the second and final phase of Bothwell Exchange.

Designed by Sheppard Robson Architects the 13-storey development rises above the competition with an 8,000sq/ft rooftop terrace and running track from which occupants can escape their desks.

Occupants have already been lined up for the Grade A build with CYBG taking 40% of the available space and HFD’s own serviced office business taking a further 20%.

Stephen Lewis, managing director of HFD Property Group, commented: “The building will provide highly sustainable space for occupiers with some of the best services available in the city and a range of amenities on their doorstep. It is firmly focussed on staff wellbeing, which research has shown continues to be a top priority for occupiers.

“The inclusion of our managed office service will open up the opportunity for businesses that only require a smaller amount of space to work from exceptional office accommodation, giving them access to what would normally only be reserved for large corporate occupiers.”

Construction is expected to complete by the second quarter of 2021 with the building aiming for an EPC ‘A’ rating and BREEAM ‘Excellent’ standard.

Looks significantly taller than the next door Morgan Stanley Scottish HQ. Perhaps Virgin Money plan to have their neon business sign deliberately positioned above that of Morgan Stanley...

It's fine, they have Christmas trees outside the front door.

Also loving the dichotomy of the slick shiny finishes and the distressed, industrial planters.

Is it just me or something went wrong - pretty much everything built in Glasgow in recent years is so bland that it makes you thinking that it always been there. See this example - I can pinky swear it was already there. Or anywhere else. So bland.

I'm sure this will engender the normal response from the comments section of Urban Realm but I'd love to see the commercial offices that have been designed and delivered by those proffering their anonymous comments here. Go on each of you, put your name to it and what you've done that you think is better?

We deliver our developments based on what our occupiers want. We deliver highly sustainable offices the provide large, efficient floor-plates, and fill that BCO compliant space with as much natural light as possible. That is what occupiers want.

No comments on the developments unique features, the first roof top running track in Scotland set within an 8,000 sq.ft roof terrace - just a non-sense comment on the planter material.

Stephen,
have you ever delivered a piece of architecture which contributes to the urban realm or just lists of accommodation/specifications wich return nice profits?
The fact you think critique can only come from someone who has designed and delivered a similar building, kinda misses the point.
Perhaps you might give us a run down on what the rooftop running track will become once you find that it's never used in the wonderful glasgow climate, especially high up with the wind too...

As a full city block by a single developer, this was a lost opportunity to design and develop a truly innovative piece of mixed use urban design that contributed to the wider city with retail, food, leisure, hotel and commercial elements all integrated to provide a destination venue in the heart of the business district.
