Rooftop events space elevates a speculative Haymarket office block

Preparatory site clearance works have finished for a 150,000sq/ft office development alongside Haymarket Station, Edinburgh.

Developer Bell Hammer is progressing Rosebery on behalf of Aviva Investors, which is seeking to realise the full potential of the well connected city centre site.

Designed by 3DReid Architects, the planned net zero carbon office block will feature a double height reception space, external terraces and a glazed rooftop events space to help draw tenants - features which the developer claims will make it the best new office block in Scotland.

Colin Hall of Bell Hammer commented, “We are delighted to be developing what many consider to be the best new office scheme in Edinburgh, if not Scotland. Bell Hammer see Rosebery as a prime example of the opportunity to take advantage of the shortage of new Grade A space in a restricted market.”

Plans for the building were first submitted back in 2021.
