Lochrin Square ‘defurbishment’ nears completion
UBS Asset Management is nearing completion of a major refurbishment of Michael Laird Architect’s One Lochrin Square to provide 62,416sq/ft of Grade A office space.

This work has entailed creation of an enlarged entrance and reception space as well as a ‘defurbishment’ of the ground floor to provide a stripped back, attic-style space popular with technology, media and telecommunications firms.

Four upper levels will be conventionally refurbished.

Craig Watson, Director at JLL in Scotland said: “One Lochrin Square’s owners have seized the opportunity to reposition the property within Edinburgh’s changing business landscape by providing an open plan finish which has never been speculatively delivered before in the city.”

Edinburgh is suffering from a dearth of Grade A office stock with vacancy rates slipping to 4.7 per cent in 2016. The latest addition to its stock will welcome its first tenants by December.
