Dandara has returned with fresh proposals to develop a brownfield site at 69-71 Marionville Road in Edinburgh at higher density with a new architect in tow.

In January consent was given for 113 homes designed by CDA, comprising a mixture of flats and mews-style properties bordering Lochend Park. Now the housebuilder has ripped up those plans, asking 56three to increase density and broaden the variety of house types and styles.

Occupied by business units and a narrow strip of land parallel to a railway line the site has been broken down into two components with a row of mews houses connecting to twin apartment blocks delivering 164 homes, 25% of which will be classed as affordable.

In a statement, the applicant wrote: "The updated proposal has been informed by positive pre-application discussions with the City of Edinburgh Council and takes into account the key planning constraints and design principles that were a factor in the approval of the previous application.

"The proposed development seeks to make more efficient use of this highly accessible, sustainable site, by providing much-needed housing."

A live discussion session is scheduled to take place on Wednesday 4 August between 15:00 and 19:00 in the hope of winning planning approval by the spring of next year.

How often have we seen this occur? Apply for planning permission for X amount of properties and when planning permission is granted redo the plans and increase the number of properties. Here there is an increase of 45%. How is this possible? Were the original plans so flawed? Are the planners going to question this increase?

Pretty bland and soulless, but with the substandard of Edinburgh's new builds in general, I guess it's par for the course.

Bland brick/ umber metal work cut an' paste job. Looks like nice brick though, but who really cares anymore....
