A Govanhill gap site is set to be transformed by the creation of 24 flats under new plans championed by Govanhill Housing Association and Coltart Earley Architecture.

The team have earmarked the site of a former drill hall on Butterbiggins Road for affordable housing, including ground floor wheelchair accessible properties, close to a separate housing development led by the Link Group which is already underway.

Designed as a bookend to an adjacent C-listed tenement the block will front a backcourt amenity space accessible via a controlled entry pend with the front façade stepping back from the building line at living areas to form balconies.

Communicating their approach the architects wrote: “The open balconies form a vertical architectural response to the edge conditions of the proposed design. To the east balconies are set back creating a recessed vertical transition between ‘new’ and ‘old’ façades whilst defining and containing the pend access to the building.

“To the west the open balcony allows corner views westerly towards Victoria Road whilst activating the façade addressing approaches towards the new building from this direction and Annandale street.

“We believe the design proposals sit comfortably on the site and responds to its surroundings, context and development constraints.”

Finished in single colour buff/cream brick with corbelled details with recessed areas clad in Western Red cedar.

I actually think this is a good proposal. Large windows and balconies finished in brick (let's hope a high quality one). Plus it respects the historic street line which is great, and will provide a strong sold edge to Butterbiggins Road.

Pity the Lanarkshire Volunteer Artillery building had to go, but I don't have any issues with this. The shopping centre proposal to west is a whole pile of other but.

The balconies will only be useful if they are enclosed for clothes drying. Prevailing wind and Pigeons roosting will make them unusable otherwise.

This might sound like a silly question but do the kitchens have windows?
