New plans have been drawn up for a disintegrating Glasgow office tower which would see the building made safe as part of a conversion to form a 179-bed Sandman Hotel.

New owners Northland Properties to oversee this work, introducing an active street frontage of a restaurant, gym and lobby while undertaking a significant overhaul of the plinth.

Proposed interventions include a glazed first-floor extension, maintaining the present degree of separation with the tower element above. The plinth itself meanwhile will be recreated with acid etched pre-cast concrete panels in deference to the original design intent.

A protective coating to the main tower to prevent further spalling - after fragments as large as several centimetres were found on the first-floor roof. Replacement windows will also be installed, maintaining the existing grid.

Pegasus House on the junction of West George Street and Holland Street had previously been subject to a planned student residential conversion after falling out of favour with commercial tenants.

We knock down listed buildings yet we keep 60's/70's guff like this...

But why oh why? With new Moda development across the street this site would benefit with complete demolition and rethininking. This is fascinating how good, listed building across town being chopped and this kind of turd is being polished endlessly. Revitalize wisely, please!

I think it's great they're not demolishing this building to most likely build another faceless building in its place where everyone on here will moan saying how it's a missed opportunity. 3D Reid's buildings are pretty mundane but their interiors are nice, so this surely makes sense...

So this project seeks to refurbish and retain one of central Glasgow's most ugly and disconnected buildings, yet a few streets away on Argyle Street, a reworked proposal for a commercial development proposes, for the third consecutive time, to demolish a B Listed Victorian building?

A new approach is required by developers behind these kind of projects in Glasgow.

Had to check the date. No it’s not April 1st. Is someone having a laugh? Really as said above lovely buildings torn down and this is being tarted up. Get the bulldozers in. Eyesores deserve to be demolished.

Yes it is an ugly building and yes it is not listed but surely retention and reuse is the more sustainable solution?

#6 I'm not making an excuse for anything, I'm saying bulldozing a perfectly good building is a huge environmental waste. Just because they demolish Victorian buildings makes it no less correct to demolish these rather than retrofit and re-clad it.
