Edinburgh’s largest speculative office development highlights occupier demand

BAM Constructions faith in the Edinburgh office market has been repaid with the announcement that the largest speculative office development in the city has secured its first tenant, even though completion remains two years off.

Law firm Brodies will take the top three floors of Capital Square, drawn to the dramatic views of Edinburgh Castle and a wider shortage of stock within the city.

Designed by Hurd Rolland the scheme is rising between Morrison Street and Lothian Road and features a glazed curtain wall façade as well as a double-height reception, courtyard entrance and landscaped ground.

Dougie Peters, BAM Properties managing director, said: “We were confident the market was right for a speculative investment of this scale and are delighted to welcome Brodies as our first occupier at Capital Square. There is an element of history repeating itself as Brodies was also our first occupier in our previous development at 110 Queen Street, Glasgow.

“Much has been documented about the lack of available Grade A space in Edinburgh and Capital Square will go some way to address the pent-up demand for high calibre office space in prime locations which helps occupiers attract and retain the best talent.”

Work is currently well underway at Capital Square within the Exchange business district which will bring 122,207sq/ft of grade A floor space to the market by May 2020, targeting a BREEAM ‘Excellent’ and EPC ‘A’ ratings upon completion.
