Moda bring forward 221 home Fountainbridge PRS development
Private rental specialists Moda have submitted plans for a 221-home development at Springside in Edinburgh’s Fountainbridge district as part of a larger development that will comprise 500 homes and 25,000sq/ft of commercial space upon completion in 2023.

A six-storey apartment block designed by CDA will be delivered in the first phase of work at the ‘build to rent village’, joining an earlier consent for a further 130 homes, with individual apartments ranging in size from studios up to three-bedroom duplexes.

Taking the form of a C-shaped block the homes will benefit from a host of on-site amenities including communal lounges, virtual sports simulators, a 24-hour concierge and dining spaces. Tenants will also have access to 15,000sq/ft of amenity space including a semi-private courtyard and roof terraces.

Moda MD Tony Brooks commented: “Springside represents a significant investment into the Scottish housing market and underlines our confidence in not just Edinburgh but the country as a whole. There is huge demand for quality rental housing in Edinburgh, driven by the city’s status as a major commercial centre and university town, and we aim to capitalise on that by delivering next generation urban living.”
 
“By being both the developer and the landlord, we can ensure that our future customers have the best possible experience, designing a scheme from the ground up for rent and utilizing the best of the modern technology and providing generous amenity space.”

Moda acquired the Springside development from Grosvenor last year in an off-market deal valued at £215m.

I met a Director from Moda this time last year in Glasgow. He commented on how woeful recent architectural developments had been and how the city deserved better. I don't disagree. Glasgow Planning have a poor track record. However having seen Moda's plans for both Edinburgh and Glasgow its clear they are not out to buck the trend. Well done Moda you've hit the heady heights of mundane.

If I recall correctly the company and the designers went to great lengths to try to get the public opinion in Edinburgh, with public consultations to developing a dialogue with the community - reaching out to the local groups in an effort to prove to everyone that they were willing to engage. To prove they were different. And there was a lot of discussion and interaction at the meetings, with the "promise" that they would endeavour to bring high stand of architecture of a design inspired by Edinburgh great architecture, only it now appears for the developer and the client have (as probably was the case from the start) to chuck that all away with a incredibly bland and inspide box design, with a bit of fancy landscape design.

I guess good architecture is now just too expensive for the developers and the architects to deliver, and all they can afford is blah..
