Plans lodged for Dornoch holiday apartments
Lippe Architects have lodged plans for 24 holiday apartments and four semi-detached cottages within the grounds of Dornoch’s Royal Golf Hotel.

Kirkwood Homes and Dornoch Developments propose to erect two apartment blocks positioned to maximize views across the surrounding landscape.

Adopting a more ‘classic approach’ than prior submissions the current scheme will make use of feature gables to all elevations finished in render with reconstituted stone detailing.

In their design statement the architects observed: “The concept for the elevational treatment was to create a simple, yet elegant architectural solution to respond to the grand and historic nature of the Royal Golf Hotel, the site and Dornoch.

“The feature gables showcase the living space within the apartments, with Juliette balconies to bring the outside in, and frame the views. Detailing in the form of quoins and a feature apron that runs around the perimeter of the buildings continue the traditional fee of the gables.

“The windows, French doors and white detailing emanate the traditional nature of the original part of the Royal Golf hotel and the historic settlement in the design.”

Four cottages will be located to the west bounded by a high stone wall.

Another great example of standardised designs

We don’t buy bespoke designed cars

So why would we buy bespoke designed buildings

Just like the gold super car we just get a standard design and change the colour a bit

very questionable on a number of fronts.

Design statement - come on!!?

Lippe Architects seem to be becoming the go to for sub standard architecture

This is just awful. Im especially sad that their brand of sub-standard architecture is branching its way out of Aberdeen and shire.....!

Has anyone found images if the previous designs. It sounds as if the planners pushed them down this quasi-traditional route. I wonder if the previous designs were better or worse.

Hmm looks pretty much like a lift from a McCarthy and Stone retirement designs catalogue.

I don't think this looks too bad. It should fit in.
But there is absolutely no image or drawing showing how it relates to the presumably listed neighbouring hotel. You would think that it would be quite important to see the impact the development would have on its setting.
However HES don't seem to be troubled by that and have no comment. It's miles from Edinburgh.

Design statement... Fyfe stone, concrete roof tiles, Juliette balconies and white uPVC windows "all materials are deemed suitable and complementary to the historic setting". Haha.
