RBS is set to dip its toe back into property speculation after securing permission in principle to build a 100 room hotel, 70 homes and associated cafes and shops at Eyre Terrace, Edinburgh.

Overlooking King George V Park on the edge of the New Town the mixed use proposal will entail demolition of a vacant former stables block and warehouse, the latter of which is used by the bank for storage.

In a design statement RBS said: “Our approach seeks to ‘complete the urban block’ by forming a perimeter building around the site. This block forms active edges around the entire site and continues.

the massing set by the existing residential corner block on Eyre Place. A frontage is created to King George V Park, albeit set behind the existing tree line. This will provide a degree of natural surveillance without compromising privacy and the amenity of the natural setting provided by the park.

“A new pedestrian route is created through the site along the eastern edge. This route provides access to the site
and links for any future development that may occur to the south, with a potential link through into King George V Park.”

The scheme will incorporate underground parking where possible together with a courtyard/amenity space.
