Landmark Lundin Links hotel to be turned into retirement accommodation
A landmark Tudor Revival style hotel in Lundin Links, Leven, is to be turned into 45 retirement homes under plans drawn up by Kapital Residential and Oliver + Robb Architects.

The C-listed Lundin Links Hotel has lain empty since January 2014 and if approved the project would see several extensions to the main 1900 building demolished, allowing extension to the north and east to provide two wings of new build accommodation.

In their design statement Oliver + Robb said: “The proposed north and east wings seek to provide a modern interpretation of the existing architecture of the listed building with facing brick, proprietary render, vertically proportioned windows steep roofs with dormer windows. The use of large vertically proportioned bays that extend beyond the eaves line take their inspiration from the existing and in particular the new projecting bay window on Emsdorf Road.”

I bought my first pint in the public bar of this establishment a number of years ago! It is a real shame to see the hotel out of use for so long, but, if the demand for hotel accommodation has evaporated, the conversion will at least save this very prominent and stylish building. The extension looks very plain and severe in comparison, though.

I happen to live in this street. Proposal is over bearing by virtue of scale, bulk and massing and is over development of the site in my view and doesn't respect the LB either. Each of the 'so-called' sheltered units has two bedrooms and two bath rooms, yet they seek only 21 car spaces for the 45 units - based upon Fife Council car park standards for sheltered accom. This development is for flats and needs 45 car spaces. Yet there is no where left on the site to put them because of the scale the extn's to the LB. Developer is 'Extracting the Michael'. Enough said.
